Sunshine Coast Property Investments
Now is the time to buy a residential property in Queensland,
either for owner occupation or as a long term investment. The
fundamentals are still strong and have even regained some of
their previous strength over recent times. The Matusik
snapshot October 2005.
Why Invest on the Sunshine Coast?
The booming Queensland economy, along with the continued
migration to the Sunshine Coast means that when it comes to
property investment in Queensland, the SunshineCoast is one
of the premier destinations. Bernard Salt Director of
Property KPMG November 2005
A combination of mild weather, easy accessibility, pristine
waterways and safe beaches along with a relaxed and safe lifestyle
makes the Sunshine Coast one of the most popular residential
destinations in Australia.
Population Growth and Property Demand
The regions population (Caloundra City, Maroochy Shire
and Noosa Shires) has grown from just over 60,000 in 1976 to
more than 290,000 today and is still growing at a rate of 3.6%
per annum. *Midwood Report November 2005. The combination of
lifestyle, climate and accessibility will see around 9,000 new
people move to the Sunshine Coast each year and as a result,
the regions population is expected to grow to around 485,000
by 2026. (Rafter and OHagan Report October 2005).
The sustained population growth should be no surprise, nor
should the fact that the region attracts some 3 million Australian
tourists annually, holding a position as one of the nations
holiday hotspots after all its all about location!
Just one hour drive north of Brisbane, the Sunshine Coast stretches
along some of Australias finest beaches, a myriad of waterways,
an accessible mountain hinterland and basks within the comfort
of a subtropical climate. These natural attributes, coupled
with rapidly expanding urban infrastructure provides for a very
appealing lifestyle experience. Its also significant motivation
for some 9,000 new residents (mostly from interstate) to move
to the region each year.
Population projections prepared by the Queensland Governments
Planning Information and Forecasting Unit (PIFU) estimates that
the Sunshine Coast will grow at an average rate of 2.7% for
the next 26 years. This rate is higher than both Brisbane and
the Gold Coast projections and 1% higher than the projections
for South East.
The Sunshine Coast has emerged from what was once a series
of coastal villages to become one of Australias largest
urban centres. Fuelled by the South East Queensland growth juggernaught,
the Sunshine Coast is now the tenth largest urban centre in
Australia and one of the fastest growing regions in Australia.
The regions popularity has been fuelled by intrastate
and national migrants who are attracted by the regions
relaxed and safe lifestyle, accessibility, kilometres of outstanding
beaches and a spectacular natural environment.

The Islands innovative walkable waterfront has proved

with quality landscaping while natural streetscapes and distinct
boundaries provide security and a real sense of community.
The hub of Kawana Island is Double Bay which features parks,
playgrounds, BBQ areas, exercise equipment, walkways, two white
sandy beaches and a waterfront restaurant and deli.
On completion, Kawana Island will have a population of around
4,000 people.
