Queensland Property Buyers Snap Up New Lifestyle
Residents of the newly completed St Kitts Apartments project
are now able to enjoy all that QLDs Sunshine Coast lifestyle

$125 Double Bay project, St Kitts Apartments completed the second
stage of the development soon after the Stage One Leeward
Apartments project was finalized.
Located on Kawana Island, a precinct that has become a mecca
for lifestyle-seeking enthusiasts, the St Kitts Apartments project
is surrounded by rare mix of waterways, parks, playgrounds and
an award winning dining precinct.
Just one hour north of Brisbane and 40 minutes south of Noosa,

We received an abundance of enquiries from buyers who
not only wanted to purchase a waterfront penthouse or sub-penthouse,
but also needed somewhere safe to berth their boat. As such,
we gave our buyers all of the trappings of waterfront living,
as well as a private marina berth at their front door,
said RGD Director Tony Long.
Buyers looking to enjoy spending time on the water were also
enticed by the project.
St Kitts Apartments gives its buyers a permanent base
to go out and explore places like Morton and Stradbroke Island
as well as cruse the nearby canals while they enjoy lunch with
family and friends, he said.
According to Mr Long, all dwellings in the development have
been designed with a contemporary and spacious feel with
sun-lit interiors and multiple outdoor living options.
High-quality fitting and fixtures feature in each apartment
including stream-lined European-styled kitchens, which
have been fitted with stainless steel appliances from Kleenmaid
and polished stone bench tops.
Balconies, clad with aluminium shutters, have been fitted to
each bedroom in every apartment ensuring privacy and
shade, and taking advantage of prevailing breezes.
In a bid to further create optimal cross-ventilation
throughout the apartments, it was critical to ensure that the
living spaces and main bedrooms were positioned on a north-orientation,
said Mr Long.
Landscaped internal open atriums, which comprise a variety
of vegetation such as 10m palms, also feature in the development
enabling further ventilation into the apartments.
Mr Long said quite a few innovative aspects were incorporated
into the design of the apartments, in order to ensure that the
project had a unique point of difference in the marketplace.
At an average size of 211sq m, the apartments in this
project are much larger than the typical coastal product, and
they have been enhanced with generous balconies that promote
the much-desired indoor and outdoor coastal lifestyle,
he said.
Another priority in the design phase was to provide eleven
different floor plans for buyers to select from.
Placing the apartments across three towers, rather than
incorporating all dwellings under the one roof, has made this
project a stand-out, as it allows residents behind the towers
to enjoy some water views, said Mr Long.
Such positioning also gives the feeling of smaller communities
within the one St Kitts apartments community.
Mr Long said that considerable thought was also applied to
the structural efficiency of the three towers in the design
phase.
In designing the four towers, we had to ensure that maximum
efficiencies were achieved in the development of the sub-basement
car parking spaces for these structures, he said.
Great attention was also paid towards the design of the fencing
and screening on the side boundaries of the project, in order
to ensure privacy and maintain set design aesthetics.
In keeping with the success of our Leeward Apartments
development, a number of sustainable design features were also
incorporated into St Kitts Apartments by taking advantage
of the projects orientation, shading, screening, diverse
materials and high-quality landscaping.
Mr Long said the project has added even more prestige to the
already exclusive Kawana Island precinct.
Nearby residents have complemented the design, colours
and aesthetics of the project, and diners at the nearby Montegos
precinct have also commented positively on the apartments
colours and design, said Mr Long.
At around $3,500 per square metre, Mr Long firmly believes
St Kitts Apartments offers the best value apartments available
on the Sunshine Coast.
This is especially true when you consider that vacant
blocks of waterfront land, opposite the St Kitts Apartments
project, are selling for virtually the same price as our apartments,
said Mr Long.
It is also well-known that the QLD State Government is
making it extremely difficult to approve new waterfront developments
and, with only one or two other waterfront apartments that have
pontoons and ocean access on the Sunshine Coast, buyers are
assured of good long-term capital growth.
Mr Long continued by saying that St Kitts Apartments is another
achievement of the Kawana Island precinct, which continues to
captivate the Sunshine Coast property market.
Just over three years ago there wasnt a single
home on Kawana Island; however, today there are around 800 new
homes including two retirement villages and two multi
level apartment precincts, he said.
